Life is a constant negotiation between visions and reality. Without a dream you wouldn't get out of bed in the morning, yet accomplishments happen in the realm of reality. The change of the season also represents what gives us joy and regret in life: In order to go forward you must leave something behind. As hard as it might be to complete or walk away from something, starting a new chapter is always exciting and empowering. In case you were planning to visit NYC and stay at an AirBnB - or rent your NYC home during your sabbatical abroad, there are new laws you should take into consideration: New controversial regulations for Manhattan, Airbnb’s largest market went into effect on September 5th limiting all short-term rentals to just 2 guests, requiring the hosts to be present for stays of less than 30 days. Hosts who have not registered their units and received approval from the city can face fines of up to $5,000 for skirting the new rules. The NYC hotel lobby should be the biggest beneficiaries. These laws are also designed to ease up more long term rental inventory: the outstanding returns of short term rental returns removed many apartments for full time residents. (NY POST) If you live here and consider growing your own equity and paying your own mortgage instead of your landlord's - reach out to me and we can take a look at your specific situation. Real Estate media articles can be misleading - your personal agent can take a detailed overview on your specific circumstances and make a custom tailored game plan for your project. A hint to everyone moving to NYC from somewhere else - be it in the US or abroad: NYC real estate is unique - and so is its markets. There are many different markets in NYC - some say, 180 of them. Be prepared for higher purchase prices and maintenance costs than anywhere else. Be prepared for an intense and highspeed experience if you intend to purchase property here. Make sure you have a consultant you trust, and being straightforward and clear with them will yield the best results. If you're ready for adventure - buying real estate in NYC will not disappoint! Scroll down for this month's featured listing, a spacious, sunny and elegant 1 bd/1ba condo on the Upper West Side. Enjoy these warm rays of sun while you can - and cherish the colors! |

| This exhibition examines one of the most significant artistic dialogues in modern art history: the close and sometimes tumultuous relationship between Édouard Manet and Edgar Degas. Born only two years apart, Manet (1832–1883) and Degas (1834–1917) were friends, rivals, and, at times, antagonists who worked to define modern painting in France. |

| Barkley L. Hendricks (1945–2017) revolutionized contemporary portraiture with his vivid depictions of Black subjects that emphasize the dignity and individuality of his sitters. Beginning in the late 1960s, his work drew from and challenged traditions of European art, and The Frick Collection was one of his favorite museums. |
